This project involved a full apartment building renovation for a four-unit property in Watertown, Wisconsin. The structure required extensive updates throughout the building, including complete interior demolition, mechanical system replacement, structural corrections, and exterior improvements. The goal was to transform an aging multi-unit property into safe, functional living spaces while improving long-term durability and usability for future tenants.

Our team completed the multi-unit renovation from the framing stage through final construction, coordinating multiple aspects of the project to move the building forward efficiently.

Interior Demolition and Structural Improvements

The renovation began with a full gut of the building down to the studs. Existing finishes, flooring, and damaged materials were removed to expose the framing and allow for necessary repairs. Some areas of the structure required leveling adjustments, so our team jacked and corrected floor sections to restore proper alignment and stability before rebuilding began.

Water-damaged drywall and deteriorated materials were removed throughout the units, creating a clean foundation for reconstruction. Addressing these structural and environmental issues early in the process helps ensure long-term performance and reduces the risk of future maintenance problems.

Mechanical System Replacement

As part of the apartment building remodel, we replaced major mechanical systems throughout the property. Electrical, plumbing, and HVAC components were updated to support modern use and improve reliability for occupants. Completing these upgrades during the renovation phase allowed the building to move forward with updated infrastructure rather than piecemeal repairs later.

Projects that involve multi-unit properties often benefit from this comprehensive approach, since system upgrades can be coordinated more efficiently when walls and floors are already open.

Deck Construction and Exterior Improvements

Along with the interior renovation, we built a new exterior deck structure for the property. The deck was framed and constructed to provide usable outdoor space for the building while maintaining durability and low maintenance requirements.

For the decking surface, we installed TimberTech composite decking in Dark Roast in the field, with Antique Leather picture framing accents. The railing system included Westbury aluminum railing with textured white components, creating a clean appearance while reducing long-term maintenance needs.

Composite decking and aluminum railing are often selected for multi-family properties because they provide durability and performance without the ongoing maintenance demands of traditional wood materials.
